Building Automation / BAS Project Manager

Our client is a growing building systems organization seeking an experienced Building Automation / BAS Project Manager to take ownership of sophisticated commercial controls projects across New York City. This is an opportunity for a technically strong BAS professional to step into a visible leadership role, guide field teams, solve complex controls challenges, and drive projects from early coordination through commissioning and final turnover. Focus:
- Lead multiple commercial building automation and controls projects, coordinating schedules, field resources, installation priorities, technical deliverables, commissioning, and project completion.
- Direct controls technicians and subcontractor teams while providing the technical leadership needed to keep field execution safe, efficient, and aligned with project requirements.
- Partner with mechanical, electrical, engineering, construction, and commissioning stakeholders to coordinate work, address field constraints, and keep projects moving forward.
- Evaluate project drawings, specifications, controls documentation, wiring information, and sequences to identify requirements and support accurate field execution.
- Apply hands-on BAS expertise to guide troubleshooting involving controls hardware, system integration, communication networks, programming, startup, and equipment operation.
- Oversee system verification activities, including point checks, startup coordination, functional testing, commissioning support, cutovers, and final system turnover.
- Maintain ownership of project administration, including schedules, documentation, RFIs, submittals, scope changes, cost performance, billing coordination, and closeout requirements.
- Visit active NYC project sites regularly to assess progress and workmanship, resolve technical or coordination issues, and provide leadership to field personnel.
Skill Set:
- At least 5 years of direct, hands-on commercial HVAC controls and BAS/BMS experience is required. General project management experience without a technical controls background will not qualify.
- Direct technical experience working with Distech Controls and Tridium Niagara AX and/or N4 platforms is required.
- Strong knowledge of commercial HVAC systems, control strategies, BAS/BMS integration, BACnet communications, IP-based controls architecture, and fundamental network troubleshooting.
- Demonstrated experience managing or leading commercial building automation projects, controls technicians, subcontractors, and other field resources.
- Ability to interpret architectural, mechanical, and electrical drawings as well as controls schematics, wiring diagrams, project specifications, and sequences of operation.
- Valid NYC DOB Supervisor Site Safety Training (SST) Card, 62-hour, is required.
- Ability to meet the transportation and mobility requirements associated with supporting multiple work locations throughout the assigned area.
- Must be legally authorized to work in the United States without current or future employer visa sponsorship.
