Full job descriptionAbout the role

Storyboard Living is looking for an exceptional Regional Maintenance & Facilities Manager to take ownership of maintenance operations across our apartment portfolio.

This isn't a desk-only management position.

We're looking for a hands-on maintenance leader who knows how buildings work, knows how to lead people, and gets satisfaction from making an operation better.

You'll lead a maintenance team of approximately 12 people supporting 22 communities and approximately 1,000 apartment units throughout the St. Louis region and Metro East.

You'll be responsible for the people, systems, standards and execution behind everything from resident work orders and apartment turns to preventative maintenance, property condition, vendors and capital projects.

ResponsibilitiesPeople & Leadership

· Lead, coach, develop and hold accountable a maintenance organization of approximately 12 team members

· Set clear expectations and standards for maintenance performance across the portfolio

· Build a strong culture of ownership, urgency, quality and resident service

· Train and develop technicians and supervisors so the department gets stronger over time

· Help recruit, interview and onboard maintenance team members

· Identify performance issues quickly and work with operations leadership to solve them

· Be willing to get into the field and work alongside the team when necessary

Resident Service & Work Orders

· Own maintenance service performance across the portfolio

· Ensure work orders are responded to and completed quickly, correctly and professionally

· Establish standards for documentation, resident communication and follow-up

· Monitor outstanding and aging work orders and address bottlenecks before they become larger problems

· Personally assist with diagnosing difficult HVAC, plumbing, electrical, appliance and building-system issues when needed

Apartment Turns & Property Condition

· Own the quality and speed of apartment make-readies across the portfolio

· Coordinate labor, materials and vendors to minimize vacancy downtime

· Regularly inspect communities, vacant units, common areas and building systems

· Establish clear standards for the physical appearance and condition of Storyboard communities

· Identify recurring maintenance issues and implement solutions rather than repeatedly treating symptoms

Preventative Maintenance & Systems

· Build and manage an effective portfolio-wide preventative maintenance program

· Develop repeatable processes, checklists and standards across all communities

· Ensure inspections and preventative maintenance are completed and properly documented

· Use property-management technology and maintenance data to measure department performance

· Continually look for ways to make the department faster, more organized and more effective

Vendors, Capital Projects & Financial Management

· Source, qualify and manage outside vendors and contractors

· Bid work and negotiate pricing when appropriate

· Monitor vendor quality, responsiveness and cost

· Assist with maintenance and capital budgeting

· Coordinate renovations and capital projects with Storyboard's operations team

· Manage parts, materials and inventory appropriately

· Look for opportunities to control costs without sacrificing property condition or resident experience

What success looks like

We aren't hiring someone simply to maintain the status quo.

During your first six months, we expect you to:

· Develop a strong understanding of each Storyboard community and its maintenance needs

· Establish consistent maintenance standards across the portfolio

· Improve work-order response, completion and aging

· Improve apartment turn times and quality

· Strengthen our preventative maintenance program

· Establish better accountability and visibility into maintenance-team performance

· Develop the strengths of existing team members and identify where additional talent is needed

· Improve vendor management and reduce unnecessary outside costs

· Create systems that allow the department to perform consistently rather than react from emergency to emergency

This is an opportunity for someone who wants to build a high-performing maintenance operation, not simply manage a work-order queue.

Qualifications

· 7+ years of hands-on property, multifamily or facilities maintenance experience

· 5+ years successfully leading maintenance teams

· Strong working knowledge of HVAC, plumbing, electrical, appliances and general building maintenance

· Proven ability to diagnose difficult maintenance issues

· Experience managing technicians across multiple properties or a large multifamily community strongly preferred

· Experience with apartment turns, preventative maintenance and property inspections

· Experience managing vendors, budgets and capital projects

· Strong leadership skills and a track record of developing people

· Organized and comfortable using technology and property-management systems

· Excellent communication and resident-service skills

· Valid driver's license and ability to travel regularly between Storyboard communities

· EPA 608 Universal Certification required

· High school diploma or equivalent

Pay and benefits

· $70,000–$80,000 based on experience

Schedule and on-call

Monday–Friday, approximately 8:00 AM–4:30 PM

Because this is the leader of the maintenance department, this position will participate in emergency escalation when necessary.

Maintenance technicians participate in a rotating on-call schedule. The Regional Maintenance & Facilities Manager serves primarily as a leadership/escalation resource rather than the routine first-line on-call technician.
