Title: Project Manager | Ground-Up Multifamily Construction
Compensation: $160,000-$210,000
Location: Westchester County, NY
Work Authorization: US Citizen or Green Card ONLY
Responsible for:
- Lead the day-to-day management of ground-up multifamily residential construction projects from pre-construction through completion and turnover.
- Oversee all construction activities, subcontractors, vendors, consultants, architects, engineers, and project stakeholders.
- Develop and maintain project schedules, budgets, and overall execution plans to ensure projects are delivered on time and within budget.
- Coordinate closely with architects, engineers, owners, lenders, consultants, municipal officials, and other project participants.
- Manage the pre-construction process, including estimating, budgeting, value engineering, constructability reviews, and subcontractor procurement.
- Prepare and review Requests for Proposals (RFPs), solicit bids, evaluate subcontractors, and assist with vendor and subcontractor selection.
- Oversee permitting, approvals, inspections, and coordination with expeditors and municipal agencies throughout the project lifecycle.
- Monitor project KPIs and proactively identify potential schedule, budget, quality, and construction issues before they impact the project.
- Lead project meetings and maintain clear communication between ownership, design teams, consultants, and field operations.
- Review drawings, specifications, scopes of work, and contracts to ensure project requirements are being met.
- Manage change orders, RFIs, submittals, procurement, and other project documentation.
- Track project costs and commitments while maintaining accurate project budgets and forecasts.
- Review and approve project invoices, pay applications, and requisitions for completeness and accuracy.
- Work closely with the finance and accounting teams to ensure timely processing and payment of project invoices.
- Maintain and execute project contracts in accordance with company requirements.
- Provide regular project updates, financial reports, schedules, and forecasts to senior leadership and other stakeholders.
- Maintain strong relationships with subcontractors, vendors, consultants, municipalities, and project partners.
- Ensure projects are executed in accordance with applicable building codes, safety regulations, quality standards, and company policies.
- Assist with project closeout, punch list completion, inspections, approvals, and turnover.
- Support the company's continued growth and development of its multifamily construction portfolio.
Experience:
- 5+ years of construction experience with a minimum of 3+ years managing ground-up multifamily residential projects.
- Ground-up multifamily construction experience is REQUIRED.
- Experience managing multifamily projects from pre-construction through completion and turnover.
- Strong understanding of construction means and methods, building codes, estimating, budgeting, scheduling, procurement, and safety practices.
- Proven experience managing subcontractors, vendors, architects, engineers, and other project consultants.
- Experience with subcontractor/vendor selection, contract negotiation, and procurement.
- Strong financial acumen with experience managing project budgets, forecasts, invoices, change orders, and cost controls.
- Bachelor's degree in Construction Management, Civil Engineering, Architecture, or a related field preferred.
- Exceptional written and verbal communication skills.
- Strong organizational and problem-solving abilities with the ability to manage multiple priorities simultaneously.
- Proven leadership skills and the ability to take ownership of projects from conception through completion.
- Local Westchester County/NY Metro construction experience strongly preferred.
