- Review of critical path activities relating to construction, infrastructure activities in consultation with Developer. Highlight accumulated / anticipated delays on the project timeline.
- Compare the progress with respect to. agreed business plan and report achievement of key milestones, schedule variance along with proposed recommendation for mitigation to catch-up the delays.
- Review activities related to pre-construction and design & project launch activity.
- Review procurement and delivery schedule to schedule for timeliness.
- Review changes in design and/or specification from the Developer and highlight its impact on project timeline.
- Review monthly manpower and material reports from the Developer and highlight any gap with respect to resource shortage based on project look ahead schedule.
- Highlight project progress with the help of captioned progress photographs of key area of focus that may be in delay or require some specific attention from Developer.
- Review the resources deployed at site; manpower, machinery, cranes etc.
· Review and highlight major concerns in execution impacting project timelines.·
Review invoices towards major items or services for direct payment to vendors accounts / or as decided time to time.
- Review of Advances, compliance to key contract terms and conditions agreed for monthly monitoring and highlight deviations noted during the site visit
- Monthly review of construction budget based on current commitments, change orders and variations (if applicable)
- Review of project cash-flow for construction, consultant costs, site infra cost, site admin and overheads. This shall also include cash-flow requirement for safety, quality, health & environment. Highlight the variance (if any) in the cost spent on site vis-à-vis the cost spending projection as per the original business plan.
- Coordinating with developer for timely submission of ESG template approved by the Lender on bi-annual basis.
