We are looking for a Live-In General Manager to help operate and grow our 14-room independent motel in Hot Sulphur Springs, Colorado.

The Opportunity
The position pays $3,200/month ($1,600 paid bi-weekly) and includes a free 3-bedroom, 2-bath apartment with utilities included.
The apartment is attached to the motel front desk and laundry area, with the residential space able to be locked off for privacy during off-hours.
The housing is an important part of the overall compensation package. A 3-bedroom rental in a Colorado mountain community can represent approximately $1,500–$2,500+ per month in housing costs, making this a unique opportunity to live in Colorado while keeping those housing costs in your pocket.
The front desk is attached to the apartment, allowing for a flexible lifestyle. During slower periods, you can be home, work remotely, cook, relax, or take care of personal activities while remaining available when guests need assistance.
Front Desk Schedule
Wednesday: 2 PM–8 PM
Thursday: 3 PM–9 PM
Friday: 2 PM–10 PM
Saturday: 2 PM–10 PM
Sunday: 2 PM–8 PM
Monday and Tuesday are generally off from scheduled front desk coverage.
The manager is responsible for keeping the front desk open during these hours, responding to guest calls and messages, sending check-in information, and being available when guests need assistance (may be outside of office hours).
Responsibilities
- Manage day-to-day motel operations
- Welcome guests and handle check-ins
- Respond to guest calls, texts, and messages
- Coordinate housekeeping
- Inspect rooms and public areas
- Handle guest concerns and complaints
- Manage onsite supplies and inventory
- Assist with basic maintenance and property upkeep
- Help with room upgrades, remodeling, landscaping, and curb appeal
- Monitor local demand and competitor pricing
- Identify opportunities to improve occupancy and revenue
- Build relationships with local businesses and referral partners
- Look for ways to improve guest experience
- Communicate regularly with ownership regarding operations, bookings, guest feedback, housekeeping, revenue opportunities, and maintenance needs
