We are seeking an experienced Commercial Construction Estimator to manage the estimating and bidding process for commercial construction projects, including public and municipal tenders, structural packages, and commercial interior fit-outs.
The successful candidate will review architectural, structural, and MEP drawings, complete accurate digital takeoffs, obtain subcontractor and supplier pricing, and prepare comprehensive bid proposals. This position works closely with Project Managers, Site Supervisors, subcontractors, vendors, and municipal stakeholders to ensure competitive and accurate submissions.
Key Responsibilities
- Perform detailed digital quantity takeoffs and prepare comprehensive cost estimates.
- Review architectural, structural, and MEP drawings, specifications, tender documents, and addenda.
- Prepare bids for public works, municipal projects, bonded projects, and commercial construction tenders.
- Develop detailed estimates for:
- Concrete and foundations
- Structural steel
- Commercial interior fit-outs
- Solicit and evaluate quotations from subcontractors, suppliers, and vendors.
- Identify scope gaps and ensure complete coverage before bid submission.
- Prepare detailed line-item pricing and tender submissions.
- Assist with subcontractor and supplier negotiations.
- Monitor material, labour, equipment, and subcontractor costs.
- Provide value-engineering recommendations and cost-saving alternatives.
- Manage multiple estimates while meeting strict tender deadlines.
- Participate in pre-construction meetings and bid reviews.
- Provide complete estimating documentation and scope information to Project Management teams following successful awards.
Qualifications
- Proven experience as a Commercial Construction Estimator, preferably within the GTA.
- Strong experience with commercial construction and public/municipal tenders.
- Advanced ability to interpret architectural, structural, and MEP drawings.
- Strong knowledge of concrete/foundations, structural steel, and commercial fit-out construction.
- Experience with estimating/takeoff software such as PlanSwift, Bluebeam, On-Screen Takeoff (OST), or similar.
- Advanced proficiency with Microsoft Excel.
- Familiarity with GTA construction practices, building codes, municipal tender procedures, and bonded projects.
- Strong understanding of subcontractor scope analysis and construction pricing.
- Excellent analytical, organizational, negotiation, and communication skills.
- Ability to work accurately under tight bid deadlines.
- Post-secondary education in Construction Management, Civil Engineering, Architectural Technology, or a related discipline preferred.
