ABOUT JOULENT LLC
Joulent LLC is a behind-the-meter power generation development company backed by Engine No. 1, purpose-built to serve hyperscale data center customers who need large-scale, reliable power now. We are developing a multi-GW pipeline of thermal and hybrid generation assets across ERCOT, PJM, and MISO, moving fast and with institutional capital already committed. The team is lean, the mandate is clear, and the opportunity is real.
THE ROLE
We are looking for a Director, Land Management, to own site control and right-of-way acquisition across our active development markets. This is a hands-on execution role: you will be in the field negotiating with landowners, clearing title, securing easements, and delivering the land positions our projects need to reach NTP.
The scope spans generation site acquisitions (options, leases, and fee purchase) as well as linear ROW for electrical gen-tie lines, gas supply pipelines, water pipelines, and road easements and crossings. You will report to Joulent LLC's Chief Development Officer and collaborate closely with our growth, development, interconnection, and engineering teams.
WHAT YOU'LL DO
- Negotiate and secure site control instruments such as options, leases, purchase agreements for generation facility sites across Joulent’s geographic targets.
- Acquire linear ROW for electrical gen-tie lines, gas supply pipelines, water pipelines, road easements, and crossings in coordination with project engineering
- Conduct or direct title and mineral research, identify curative requirements, and work with legal counsel to clear title ahead of project milestones
- Build and maintain landowner relationships across multiple concurrent project areas; manage sensitive negotiations with integrity
- Direct and manage a consultant ecosystem including land agents, title companies, abstractors, surveyors, and real estate legal counsel; set scope, hold vendors to schedule, and ensure quality control across all third-party land work
- Maintain accurate land records, GIS tracking, and document management for all active land positions
- Coordinate with development managers to sequence land work against interconnection, permitting, and financing milestones
- Support environmental and permitting workstreams with land access agreements, survey permissions, and related instruments
- Track and ensure timely payment of all land control fees, option payments, and lease obligations; monitor instruments for amendments, expirations, and change conditions throughout the development period and into construction
- Flag title issues, landowner risks, and ROW constraints early and bring solutions, not just problems
WHAT YOU BRING
- 10+ years of land acquisition experience in power generation (renewables and traditional), electric transmission, oil and gas, or midstream infrastructure
- Demonstrated track record negotiating and closing site control and/or linear ROW instruments on large-scale infrastructure projects
- Working knowledge of regional development environments such as ERCOT, MISO, SPP, and PJM; familiarity with how land positions interact with interconnection queue timelines and permitting processes
- Experience with both real property acquisitions and easements across diverse landowner types: individual, institutional, agricultural, and corporate
- Comfort with title and mineral research, and curatives; ability to work with title attorneys to resolve complex chain-of-title issues
- Demonstrated experience managing and directing outside consultants such as land agents, title companies, and real estate legal counsel as the owner's representative on complex, multi-parcel projects
- Proficiency with GIS tools and land management software for tracking parcels, easements, and ROW corridors
- Ability and willingness to travel approximately 50% of the time to project sites in the U.S.
- Registered Landman (RL) or Registered Professional Landman (RPL) designation a plus; not required

LOCATION & TRAVEL
This role is based at Joulent LLC's headquarters in Houston, Texas. Candidates must be in or willing to relocate to the Houston area. The role requires approximately 50% travel to active project areas across the U.S.
